The quote above is from a recent report by PwC and the Urban Land Institute “Emerging Trends in Real Estate® United States and Canada 2016." You may download a copy of the mostly positive and comprehensive 106-page report here.

The report analyzed trends in capital markets, regions and cities to watch, plus the outlook for industrial, office, hotel, retail, apartments, and single-family homes.

As for the single-family home market, the report looked at the growth of the single-family home market as a viable investment sector.

“One of the ways the affordable housing stock can be increased efficiently and effectively is through the support of the new single-family rental companies, looking at that as an emerging industry,” said PWC.

“Those companies own single-family houses, they maintain them, and they rent them out [with] a pretty big chunk as affordable housing. They’re not just a bunch of mansions that were overbuilt. I think it’s starting to work. I think it’s going to come into its own in the next 18 months; it’s really an emerging industry.”

Other key takeaways from the study include:

  • There is a housing option for everyone.

  • There’s an investor or a lender for every viable deal.

  • The flow of capital into U.S. real estate continues to increase

  • The era of rising rates now appears to be launched, after years of anticipation.

Although Chicago did not make the top 20 cites to watch for 2016, its overall real estate prospects were ranked "Generally Good" by PwC.
