The Single-Family Home Market Matures as an Asset Class, by Harold Willig

The single-family home as an investment class has grown up. Traditionally the province of individual investors, SFHs are being purchased in bulk by institutional investors – largely to the benefit of investors, as well as renters, communities, and landlords of all shapes and sizes.

According to Bill Stoller, writing in Seeking Alpha ("Single-Family Home REITs - The New Darling Of Wall Street?) “It now appears that the single-family home rental business can now work for landlords at both ends of the barbell: 1) mom and pop operators of 10 homes or less; and 2) large-scale REITs with 30,000+ homes in top markets, access to capital and internalized management.”

With industry growth has also come consolidation. The article discusses the rationale and potential operating efficiencies of the recently announced combination of two of the largest publicly traded single-family REIT’s, Starwood Waypoint and Colony American Homes.
