Where Out-of-State Investors Buy Single-Family Homes

Do investors in single-family homes buy in their backyard?

If your assumption is yes, the answer is only partially true. A recent study by ATTOM Data Solutions revealed that out-of-state investors owned 16% of all single-family investment rental homes in the US. The total number of non-owner occupied homes as of June 30, 2016 was 3.4 million.

California had the most out-of-state investors in single-family homes. Nearly one in four single-family home rentals in California were owned by investors who lived in another state. The five most popular states for out of state investors were:

  1. California

  2. Florida

  3. Texas

  4. New York

  5. Illinois

Counties in the US with the most investment homes owned by out-of-state investors were:

  1. Maricopa County - Phoenix AZ

  2. Clark County – Las Vegas NV

  3. Lee County -Cape Coral FL)

  4. Cape May County – Ocean City NJ

  5. Wayne County – Detroit MI

The moral of the story? While investing near home may make sense for many investors, particularly those who own less than 10 properties, professional investors are willing to seek out the states, counties, cities, and neighborhoods with the greatest potential for high current yield and long-term growth.
