CoreVest to Expand Lending in Single-Family Rental Market

Newly-launched CoreVest American Financial Lender, armed with a major infusion of capital, is setting its sights on helping individuals invest in multiple homes in the single-family rental market. CoreVest, headquartered in New York City, offers single-asset and portfolio loans on residential properties as well as credit lines and bridge loans.

Under the direction of CEO Beth O’Brien, the company will provide services to a broad spectrum of investors, from smaller “Mom and Pop” operation that purchase one or several single-family properties to big institutional investors who acquire several thousand homes.

“We will do a $100,000-loan to one person who has one rental house,” she explains. “We have done a $60-million loan to somebody who had a couple thousand rental homes. We have a few investors who we have funded over $100 million over time.”

In addition, O’Brien sees a great opportunity for her company to invest in the “middle market” niche, providing loans to smaller companies that are ready to buy 50 to100 homes. Normally, these buyers might approach institutions like Fanny Mae and Freddie Mac, but both of them place strict limitations on how many single-family homes can be purchased. And since these smaller companies can’t get $100-million loans from Wall Street, they’re caught in the middle. CoreVest intends to change all that.
