Active or Passive? Planning Your RE Strategy


So, you want to get into the world of real estate investing but aren’t sure the best approach to take.

A recent article in Forbes explains that investment strategies fall into two categories: passive and active; which one is right for you?

With a passive investment, you hand your money over to an experienced company that will use it to acquire and manage certain properties. With this strategy, you don’t have any direct control over the business plan but, in most cases, you’ll get an agreed-upon ROI. That means you’ll see money before the company takes a dime.

Active investment means that you control the business; you make all the decisions regarding renovations, taxes and zoning, who you’re renting to, and the amount of rent to charge. And you’re also in control of all refinancing and sales decision. But the risk is higher. Active real estate investing quickly becomes a full time job, so if you already have one, the answer to what’s is best for you should be clear.
