Industrial REITs are the Right Investment Right Now


If you’ve never considered investing in an industrial REIT or have no idea what it is, well now may be the time to brush up on your investment strategy.

Industrial REITs own properties such as warehouses and logistics distribution centers. They usually aren’t high-yielding REITs; yielding an average of 2.9%.

But lately, these stocks have been big winners, thanks to solid demand, limited supply of new properties, and steady rental-income growth. In fact, so far this year, REITs are up an average of 21%.

E-commerce has been a huge driver for the industrial REIT sector, and it shows no signs of slowing down. Leasing by e-commerce companies accounts for 20% - 30% of industrial leasing. With e-commerce sales growing more than 14% a year, the industrial REIT sector should stay very profitable through this year and beyond.
